Every quotation is built from these. Knowing them early is the best way to keep a budget steady.
Cost follows area most of all. Planning for a future floor now (columns and foundations sized for it) costs less than strengthening later.
Flooring, windows, kitchen, bathrooms and wardrobes can move the total more than the structure does. Fixing the finish schedule early is what keeps a budget steady.
Black cotton soil, a high water table or a sloping plot change the foundation design, so a soil test comes before a final price.
Moving walls or upgrading finishes after work starts is the usual source of overruns. UCS prices every change in writing before it reaches site.
Don’t have all of it? That’s fine - the first conversation is where we work it out together.
It depends on size, floors and finishes. Design and approvals usually come first; construction then runs in stages (foundation, structure, services, finishes). UCS gives you a stage-by-stage schedule with the quotation, so you can see where the time goes.
Yes. We review the drawings for buildability and structure, point out anything that would cost more than it needs to, and price construction from them.
Yes. We prepare the drawings for approval and follow the application through with the local authority as part of the project.
Tell us about the plot and what you need. An engineer will call you back within one working day.
