It depends on the condition of the structure, how much of the layout you want to change, and what the existing services can support. A condition survey usually settles it faster than a discussion does - if the frame is sound and the layout mostly works, renovation is normally the better value; if you're replacing structure and services anyway, the case for rebuilding gets stronger.
