Private homes carry the tightest tolerance for disruption and the loosest brief. Requirements change as the family sees the space take shape, and every change has a cost and a programme consequence that only surfaces later if nobody is tracking it.
Scope is frozen at estimation, then changes are handled as priced variations rather than verbal instructions. A single point of contact holds the drawing set, the finish schedule and the programme, so the client is never mediating between a designer and a contractor.
Structure, MEP first-fix, and finishes are sequenced so trades are not working over each other. Finish samples are approved against the schedule before procurement, which is where most residential rework originates.
